Tax glossary

Since they are different taxes depending on what operation you do in this page we are going to describe them along with their short names.

  • AJD: Actos Jurídicos Documentados. This represents the 1.5% in Catalunya and it’s actually what you are paying in the Notaria to close the contract. It correspond to “Juridic documented acts” and stamps that all official documents get in every page.
  • IBI: Impuesto a Bienes e Inmuebles this is a municipal tax that is payed every 3 months. It represents a small fraction of the amount your home is worth in the Cadastral registry (That is always lower than what you pay to adcquire the home since tends to be outdated)
  • IVA: Impuesto al valor agregado (IVA) in this region a 10% VAT is applied when you buy a just constructed home (example: New building, you are 1st owner of a new apartment) When you buy a new apartment you pay IVA + AJD
  • ITP: Impuesto a transacciones patrimoniales is what you pay as a buyer when you buy a home that is not a new transaction. In Catalunya the ITP Is 10% for properties below 1 million euros. When you buy a home that is not new construction you pay ITP + AJD
